If desired, you may provide a brief description of your project and/or what you with to accomplish. This may assist us in our review and/or help us to respond to any questions that may arise.
CONSTRUCTION REQUIREMENTS (ATTACHED TO YOUR PROPERTY)
1. The modification is not used for anything other than a single family residence.
2. The work of construction shall be prosecuted diligently until completion.
3. The modification erected on any plot shall present a good frontage to the street(s).
4. The location is at least 5 ft from the side and back property lines.
5. The location is at least 25 ft from the front property line.
6. The location is at least 25 ft from the side property line on side street.
7. The location is at least 10 ft from the greenbelt.
8. The location is at least 25 ft from Tract A (the golf course).
9. The location is not on an easement.
10. Dwelling width (including garage) will not occupy more than 80% of the lot width.
11. At least 60% of the exterior walls (less windows & doors) are brick, stone or comparable material.
12. The modification/addition, style, architecture, materials and colors will correspond to the main dwelling.
13. The siding material will be cement board, cedar or better.
14. Garage doors will not face the street. Very limited exceptions may be possible.
15. An enclosed garage shall not result in the residence giving the appearance of not having at least a two vehicle enclosed garage.
Required Documents (The application will not be processed without the following documents)
1. An accurate fully-dimensioned to scale drawing with all views of the modification will be provided
2. A complete set of material manufacturer/ specifications will be provided (including siding, eave, soffit, fascia…..)
3. A survey of your property will be provided that accurately shows to scale the footprint of your dwelling with proposed modification and the location of setback requirements from above that apply to your lot.
4. A copy of the City permit will be provided (including drawings and supporting specifications).
5. Images of your main dwelling and any other existing structures will be provided.
6. An Exterior Painting Approval Form will be provided.
7. A Roofing Approval Form will be provided.

LCPOA Folksmarch – March 21st @ 10:00 A.M.

A new event, called a Folksmarch, was announced at the Annual Meeting that should be fun for the entire neighborhood. Weather permitting, it will be held on March 21^st beginning at 10:00 a.m. The main purpose is to provide a fun way to introduce folks to our Greenbelt Park system by walking every greenbelt and connecting streets. The entire distance is about 4 miles (7 K), which should take about an hour and a half to walk, but it is possible to take short cuts and avoid hill climbs. The event will start and end at the LCPOA Waterfront Park – as seen on the map below. Those who participate will be able to purchase a souvenir patch for $3. Below is the full route map of the Folksmarch:

Folksmarch Format & Rules:

Walk (jog?) at your own risk and at your own pace.

On streets walk single file on the left side facing traffic when possible.

This event is open to adult or teenage residents of Lake Country Estates and to children with parents.

Hiking boots or walking shoes for “off-road” terrain are recommended.

Items to wear or bring might include: a hat or cap, sunglasses, water, and a walking stick.

Dogs (except “seeing-eye”) will be too problematic and thus not allowed for this event.

If you have a pedometer or cell phone app and walk the entire prescribed route, please report the results for averaging in order for us to determine the distance most accurately.

Possible short cuts: A. At the Shady-Sidewalk street crossing, take Crosswind back to GB 14.

B. On GB 11 take the path down across the bridge instead of going up past the courts.

C. At GB 7, continue to the Electrical Entrance, skipping the perimeter walk and the hill climb.

Call for assistance if needed. (A golf cart ride back to the beginning will be available if someone completely poops out.)

NOTICE: Because the Folksmarch involves only walking in an extended line with no close interaction between walkers necessary, the event should have no elevated risk of transmitting or catching the Coronavirus and will be held as scheduled.

Easter Egg Hunt – Cancelled

Out of an abundance of caution and due to Federal, State and Local guidance regarding the current situation with Coronavirus (COVID-19) – LCPOA Events has decided to cancel the 2020 LCPOA Easter Egg Hunt.

We hope you and your family has a wonderful Easter despite this unfortunate circumstance.
