The LCPOA deed restrictions require that all residents receive pre-approval when planning to modify the external look of their property. LCPOA AR/DR Committee has established criteria and standardized request forms to ensure clarity and efficiency for the homeowner and the committee in the submission and review of requests.
If you are planning to modify an external element of your property (including but not limited to fencing, fence repair (full panels), paint color, driveway, retaining walls, additions, outbuildings, roofing, roofing color/type, siding, pergolas, etc.) in any way, prior approval is required. Make sure to avoid costly rework by requesting approval first. Please follow the instructions below.

Dwelling Modification: includes any porch, outbuilding, and garage that is attached to the dwelling. A detached garage is considered part of the main dwelling.
Outbuildings: includes structures detached from the main dwelling such as workshops, greenhouses, gazebos, cabanas, and pergolas (not a comprehensive list).
Fencing and Gates: new construction and/or the replacement of an existing fence.
Driveway Modification: changing an existing driveway and/or the addition of a new driveway.
Swimming Pool Addition: changing the dimensions of an existing swimming pool or the addition of a new swimming pool.
Retaining Walls: new and/or replacement retaining walls.

To access the criteria and these forms, you must create an account on the LCPOA secure Deed Restrictions portal. This is the only way we will receive submissions and is the fastest way to achieve an approval.
How to access the LCPOA Architectural Review & Deed Restriction Portal for New Architectural Submissions
If you have previously registered, enter your username and password. If this is your first time accessing the portal, please print this page for reference as you complete the registration process.
Click on the “Move-In Form” box.
Please submit your information, and we will verify your status as an LCPOA resident.
Within 24 to 48 hours, you’ll receive an email granting access to the portal. This will let you set a password and view information about the Review and Approval of architectural modifications, as well as details of any violations.
To submit an Architectural Modification for review, click “Launch ARC.” For a new project, click “Create an ARC Application.” Enter your address. Select the Architecture Type.
The boxes on the right can stay blank for now; they will be updated during and after the review.
Fill out the ARC Modification Requirement information and attach any required documents.
Submit your application.
Our Project Manager will review it for completeness, and if it is complete, it will be submitted to the Approval Team for review.
Response times may vary depending on the completeness of the submission and the project’s complexity.
You can expect a response within 5 business days.
