We would like to introduce our organization and make certain that you are aware of Lake Country Property Owner, Inc. (LCPOA) and our rights and obligations as the dedicator to Lake Country Estates and Secret Harbor. LCPOA is unique in that it is a non-mandatory membership organization, yet all residents are bound by the mandatory deed restrictions, which run with the land, regardless of membership status in the organization.
To ensure that the property of interest is transferred in good standing and is compliant with the deed restrictions, LCPOA provides the option to purchase a resale certificate upon the acceptance of an offer on a property. Resale certificates are vital part of protecting all parties involved in real estate transactions within mandatory deed restricted communities. We are excited to welcome you to our wonderful neighborhood and hope you will join us in supporting our neighborhood through membership of LCPOA. Membership funds, $100 annually, are used throughout our community for things such as maintaining the main entrances, the 15+ acres of greenbelts, and other amenities throughout Lake Country Estates and Secret Harbor. Members can enjoy access to our greenbelts, playground, basketball and tennis court, the waterfront park and pavilion, and for an additional fee members can access our private boat ramp, one of the longest on the lake.
